State-of the-art office development benefits from ELCO boilers

Six TRIGON®XL boilers from ELCO are providing the office tenants of 7 & 8 Wellington Place in Leeds, with highly efficient and reliable heating and hot water.

Home to the Leeds Government Hub, the new 378,000 sq. ft. commercial development is the biggest ever office pre-let in the area and is expected to bring over 6,000 civil servants to the city centre.

Developed by MEPC on behalf of the joint venture between Hermes Investment Management and Canada Pension Plan Investment Board (CPPIB), the buildings offer grade A office accommodation with an ‘Excellent’ BREEAM rating.

To fulfil the development’s requirements, three 500kW ELCO TRIGON® XL floor standing condensing gas boilers were specified and installed in a roof top plant room to supply 7 Wellington Place, prior to three additional 570kW models being fitted in building number 8. The whole process was undertaken and managed by construction, development and property services specialists Wates Group.

The TRIGON® XL is available in seven different models, with outputs ranging from 150-570kW, each offering a wealth of benefits, including: ultra-low NOx emissions complying with class 6 (2018) requirements, an 8 bar working pressure, 30k flow/return temperature differential, superb seasonal efficiencies, and an ultra- compact footprint.

Commenting on the decision to specify the TRIGON® XL boilers, Matthew Bell, project engineer at Wates Group said: “This was a prestigious project and therefore required a carefully designed, high quality heating system. We selected ELCO boilers for a number of reasons, but one of the most important was the longevity of the units, as well as the guarantee that parts would be available for many years to come. We had already used ELCO on a previous part of the Wellington Place project, so were confident that their boilers would achieve the required BREAAM rating and NOx emission targets.”

He added: “Due to their compact size, they were easy to manoeuvre and straightforward to fit into the plant room. The units are fantastic from an accessibility point of view, which is particularly beneficial when it comes to servicing and maintenance.”

The TRIGON® XL 500 and XL 570 boilers utilisea commercially proven premix-burner system, which includes a fully modulating, water cooled cold flame burner. This is combined with an optimised combustion system and stainless steel heat exchanger to provide a reliable and robust lifetime performance – while also offering gross seasonal efficiencies up to 96.4%.

Both models are designed to pass through standard 760mm wide doors, while factory fitted cargo wheels allow each boiler to be easily manoeuvred into final position. In addition, for applications where access is restricted, such as rooftop plant rooms, the TRIGON® XL range has a modular assembly – allowing the boiler to be dismantled and reassembled in half a working day.
