Damp and mould competency scheme helps social landlords with Awaab’s Law

Energy professionals interested in supporting social housing providers can now gain the competency required through Elmhurst Energy’s new damp and mould assessor training and competency scheme, the first of its kind in the industry.

The scheme expands the pool of qualified professionals available to social landlords as they work to meet the requirements under Awaab’s Law.

Announced at Elmhurst Energy’s National Conference, the scheme enables existing domestic energy assessors and retrofit assessors to become Elmhurst-accredited damp and mould assessors. These professionals can help landlords and property managers by assessing damp and mould risk, provide accurate information and support whole-house remediation planning.

“As we know, damp and mould presents a serious risk to occupants. Social landlords are being asked to respond faster and with better evidence to keep residents safe. This scheme is designed to help landlords do exactly that,” said Stuart Fairlie, managing director at Elmhurst Energy.

“By improving the quality and consistency of damp and mould assessment, landlords can prioritise the right measures and reduce the chances of repeat problems.”

Awaab’s Law has put increased pressure on social landlords to move quickly from complaint to diagnosis, through to remediation work if necessary. Elmhurst’s competency scheme is intended to strengthen the sector’s ability to respond quickly and appropriately, reducing health risks to tenants and supporting better decision-making. Responsibility for compliance and completing any required works remains with the landlord.

Elmhurst accredited damp and mould assessors are drawn from existing domestic energy assessors and retrofit assessors. These professionals already have an in-depth understanding of building fabric and energy efficiency measures and have extensive experience working in occupied homes.

The approach also supports better reporting by providing a clear, structured report that helps landlords evidence what was found and identify actionable next steps. This can help landlords demonstrate a timely and appropriate response and ensure remedial work targets root causes rather than cosmetic fixes.
